Today, we're here with your Alaska real estate market update.

First off, in Anchorage the market is down to 663 active listings. The sales pending ratio is upwards of 39.2%, which means houses are selling at a reasonable pace. It is still a seller's market with only 2.3 months of inventory. The average number of days on market is climbing slightly, but you can expect Anchorage to remain in a seller's market throughout winter.

The same sort of thing is happening in the Matanuska-Susitna Borough. Active listings are down to 507. The number of days on market is over 100 days, so houses are hanging out on the market a little longer but things are still selling at a reasonable rate, with a 39% pending rate. The good news is the list to sales price ratio is 99.2%. Values in this area look really good. The average sales price is over $257,000. We do have only 3 months of inventory, so it is a seller's market here as well.

Fairbanks is down to 131 active listings. Out at North Pole, the number of active listings is even lower, with only 90 properties on the market. There are 2.1 months of inventory available. Values are increasing nicely, and both areas have a 37% pending rate, so homes are still selling.


The common theme across Alaska is clear: we need more listings. Buyers are getting frustrated because they can't find what they're looking for. Some of these buyers might settle for rental or government-placed properties.

Our Holiday Toy Drive in Alaska

Chick Wallace started the holiday toy drive about ten years ago, and the Madden Group has continued the tradition for the last six years.

We gather toys and distribute them to kids in the Interior who are in need. We are fortunate to partner up with KTVF Channel 11, Walmart, and United Way. There are drop boxes for donations in Walmart Stores, and United Way helps distribute the toys.


I want to thank everyone who has already donated this year. If you haven't donated yet and are out doing your holiday shopping, consider grabbing one more gift for a child in need. If you are shopping at a Walmart, simply put the toy in the donation box. You can also drop off your donations at one of our offices below.

People always ask me why I started selling real estate, and I've had a pretty interesting journey to get where I am. I thought I'd share this story with everyone today.

Before I was a Realtor, I flew Blackhawk helicopters in the army for six years. I really loved that job, I got to rescue people in Alaska, and then I got to participate in Operation Enduring Freedom in Afghanistan. After that I got a medical retirement and was left to figure out what I wanted to do with myself.


Real estate became a logical choice because I wanted to run my own business and I'd also heard that the service in Fairbanks wasn't that great. Some of my military friends didn't have the best experiences, and so I thought I could do it a little better than everyone else.

I eventually got certified as a real estate agent and I learned that  most of the brokerages didn't have a whole lot of teamwork and they weren't using any systems to serve the client.

I took these lessons I learned in the military and implemented them within my business in order to serve the Fairbanks area at a higher level. I have proven, repeatable systems that have allowed me to track my business in a predictable way and provide amazing service to our clients.

Should You Sell Your Home this Winter?

Many people ask about market timing. Sales frequently dip in the winter. However, if you're moving this winter, don't worry. All is not lost.

In the winter, the home supply drops dramatically. When supply drops and demand remains steady, sellers have an excellent advantage. The average list to sales price ratio this year was highest in January and December particularly. Last January, sellers were earning 98.5% of their list price. Likewise, you're likely to earn close to the listing price this season.


However, everything isn't perfect in the winter. If you examine the average sales price and the number of units sold, January and February saw all-time lows. The number of units sold increases rapidly in early spring. Generally, March and April are great months for sellers to go on the market.

Should you list this winter? It depends on your situation.
